CJN Investments, LLC focuses on small investment vehicles to provide individuals with a way to partner together, leverage professional experience, expertise, relationships, and market knowledge to create value by investing together in local projects to earn a higher rate of return than they could have on their own in publicly traded securities or other investment vehicles available to them. CJN Investments is Creating Communities and Joining Neighbors through investments.
Meet John Anderson
President and Co-Founder, of CJN Investments, LLC
John Anderson has been an investor, creator, and real estate developer for over 20 years. He is the co-founder of CJN Investments, LLC, a private equity firm that invests in local businesses and real estate in the greater Houston area and throughout the state of Texas. CJN Investments’ first venture, the Front Porch Fund, targeted urban residential and small commercial projects in core submarkets of Houston. Recently, CJN has partnered with 35 South Capital, LLC to launch Front Porch Fund II with the intent to build on the success of the first Front Porch Fund and expand into the major markets of Texas.
Previously, John was the Regional Director of Development for Weingarten Realty, a $6.5 billion publicly traded REIT based in Houston, Texas, where he was responsible for all new development activity for Weingarten in the state of Texas. He also spent time with Pelican Builders, AmREIT, Fairfield Residential, and the Archon Group, a subsidiary of Goldman Sachs.
John Anderson has extensive experience in real estate, investments, fund management, and construction in Texas markets. John received his Masters of Business Administration from The University of Texas at Austin, specializing in Real Estate and Investments in 2002. He was a founding member of the Graduate Real Estate Club and manager of the MBA Investment Fund. He received a Bachelor of Business Administration from Baylor University in 1997.
Meet Valorie Waggoner
Managing Director of Investor Relations, for CJN Investments, LLC
Valorie Waggoner has been a licensed Realtor for over 15 years focusing mainly on residential real estate in the Houston and Austin markets. Valorie began working for CJN Investments, LLC in 2019 with the goal of helping launch Front Porch Fund II. Valorie’s role at CJN is to help analyze prospective projects, assist with investor relations and manage day to day asset management activities.
Valorie previously spent 7 years working for Texaco Natural Gas. She spent time in gas scheduling, then changed roles to a natural gas trader, focusing on the Northeast markets. Valorie was responsible for managing, hedging and assessing risk on this book of business as well as end user customer relations. She also worked at Tractebel Energy as a natural gas trader in the same capacity.
Valorie Waggoner received a Bachelor of Business Administration degree from The University of Texas at Austin in 1995.
Meet Drew Perrin
Director of Business Development
Drew Perrin joined CJN Investments in July 2020 to support the business development team. In this role, Drew will focus on fundraising, site selection and project management within the CJN Investments portfolio. Previously, Drew spent eight years in the energy business as an independent petroleum landman followed by four years as a project manager at WaterBridge. Drew’s experience as a landman offered him exposure to oil and gas lease negotiation, title research and various curative matters. He joined WaterBridge in the early stages and helped build the company into one of the largest water midstream businesses in the United States. While at WaterBridge, Drew managed all pipeline construction projects from the right of way acquisition phase through the completion of construction. In addition, he maintained working relationships with all WaterBridge customers to ensure that projects were completed on time.
In 2019, Drew and his wife Kristen, launched Perrin Projects, a multi-disciplinary design studio. Their work spans between a variety of vertical markets such as oil and gas, hospitality, and retail.
A native Houstonian, Drew’s involvement in the community is far-reaching. He has been actively involved in Art League of Houston, MD Anderson Cancer Center and the Houston Livestock Show and Rodeo for several years. Drew received a Bachelor of Science degree from Southern Methodist University in 2006.
Meet Ashley Zahn
Director of Technology and Social Media
Ashley Zahn is a business professional with over 13 years of experience in technical project management and team leadership. Ashley’s strengths are maximizing work processes and efficiencies. Her expertise in Sales, Financials, Supply Chain Management and Human Resources has allowed her to be a key contributor to her team. She has a keen eye for details and managing data. Ashley has created, standardized, and led small business operations from beginning to end solutions.
Prior to joining CJN Investments, Ashley worked for a boutique consulting firm focusing on Salesforce and technical implementations. She spent most of her career working with Accenture and KPMG Consulting/ BearingPoint leading global, large-scale, financial software implementations and managing technical resources.
Ashley went to Southern Methodist University and graduated with a Bachelor of Science and a Bachelor of Business Administration in 1996. She is very involved in the Memorial community leading volunteer organizations and raising her two teenage children.
